Walt struggles highly to be a good/effective teacher. Im positives he knows that too and because of that he gives a decent amount of extra credit and lets you use a front and back cheat sheet for every test. Without those no one would pass his class or pass with a good grade. This guy needs to be let go. He makes the school look very bad.

Sitting in Nelsons class right now with other students laughing at the fact the this guy still has a job at this school. You can tell other students are done with him / his lectures as well because there is litterally maybe 20 students in class today out of the 100+ people who were here the first day of class. His lectures are just so painful.

He makes the textbook mandatory because HE WROTE IT. So when you buy his textbook, big Walt makes profit off of you. The textbook also talks about his experiences and stuff. It is an absolute joke

Its not hard to get an A because he gives a lot of extra credit during class, but you have to be there for it. The lectures are hard to get through, but if you dont show up to get EC, the tests are too hard to get an A in the class without extra points.

This was an ok class. The 90 dollar textbook is required because he wrote it. There is also a subscription that you will get a chance to get extra credit. HW is done through his site and provides recorded lectures and practice exams to prepare you for the test. There is no other choice for FIN266 so you got to work with what you got.

Dr. Nelson's entire class is based on his "textbook" that HE wrote. When I say textbook, I mean its basically one big autobiography about his life. Why do I care about your life story? Give me the information so I can complete the homework and not waste my time reading this nonsense. Hopefully I never have to take a class with him again.

Dr. Nelson teaches with wit. I would have been lost in the material without him. He made the concepts/formulae clear by working through problems and making sure questions are answered. You will read a lot, use PowerPoint slides a lot, but gives back ALL assignments/quizzes/exams with keys showing how. You get one page notes on exam. Great MBA prof

The professor rambles throughout his lectures, on topic not related to course material. The only way to do this class is teach yourself the material, because he certainly does not do that. By the second week half the class was empty due to his lack of skills. He lowered my final grade after grades were already posted for a week.

Do not take this class online with Dr. Nelson. He assigns penalty points. He wrote his own online textbook that quotes wikipedia and many typos. Some of his lectures were recorded in 2011 and 2012. He doesn't know how to teach, he only knows how to tell.

It's not hard, it's just boring. You have to watch the long lectures that aren't always relevant info, but you have to watch them & take notes on printed out PP slides in order to get the answers for the HW. Also read the book, that he's written ( I don't find credibility in that) 5-10 ?s on HW from that. The tests are questions from the HWs.

The guy has the most unorganized lecture I have ever had to sit through. Gets off topic a ridiculous amount, even in his online lecture videos. You will have an extremely hard time focusing in class. The online text is basically useless and hardly provides any help. Only plus is that he gives back tests with the answers, and they're based off HW

He is a horrible teacher. He assigns 3 hws and 3 test one is the final that's comprehensive. He doesn't help after or during class and doesn't explain things well. He gets off topic all the time so we never finish the power points so when it comes closer to test he skims through them and expects us to understand it. Wouldn't recommend him.

Dr. Nelson is in his own world. However, it is entirely possible to get an A in this class. It's not a super difficult class, but he does throw some curve balls on tests and homework that'll leave you fairly frustrated due to their irrelevance when considering that this is a REAL ESTATE FINANCE course. Wouldn't recommend, but wouldn't not recommend

I do not recommend this class. He speeds through powerpoints that are very confusing and he makes you fill them in as you go, so you end up spending more time filling in blanks than learning from the lecture. He rushes through complicated math formulas and you basically have to teach yourself. He assumes everyone has a business/finance background.

This really isn't a difficult class. Do the homework and then study it and the questions in the PP slides and you'll do really good on the tests. For the final study the tests also. He gives you an opportunity for a lot of bonus, but I got an A in his class without doing the bonus. Save yourself money on the book. He gives you everything you need.

I just lost my 4.0. The 1st half semester I studied and hard but I didn't study appropriately. I studied more than I had ever for any class during the last half of the semester but it didn't matter. He upped the ante and the 2nd test was quadruple the difficulty of the first. I asked him for study suggestions and he ridiculed me.

Walt's pretty weird, but I didn't think he was a bad teacher. Never expected to have a teacher that would have full conversations about mortgages with an eraser. Jokes about college kids and their "pot" a lot. Tests came straight from power points and homework assignments. If you're resourceful using the internet and book you should be alright.

I must say I think it's pretty funny that Nelson has received so many bad comments he's crazy don't get me wrong but I think I read maybe one page in the book and got a C... I'm the worst test taker there is and yet the majority of the grade comes from tests... you do the Math... he talks to walls which I found funny =] But why not take him for 266

If you want real estate knowledge use google instead. class was boring. no interaction just him blabbing on. he is passionate about it though. also hella blind. thought i was going to learn something and did not. tests are almost identical to homework. This guy is a jerk. He thinks he knows it all and tries to make students who ask questions look dumb. His teaching methods are not effective and he hardly stays on topic. Do not believe much of what he says. 3 HW's which are easy and the test is based on the homework. I tried hard and got a B. Not worth it, unless you must take the course
